Regional Manager

We are an established, vertically integrated property services group delivering block management, lettings, sales, facilities management, insurance brokerage, and professional services. With a strong reputation and ambitious growth plans, we are seeking an experienced Regional Manager to lead our Northern Office, overseeing Surveying, Facilities Management, and Residential & Block Management operations. This role combines operational leadership with responsibility for regional growth and service expansion.

You are a confident and driven individual aligned to the Gateway brand. You are a strong communicator with a proven ability to deliver an excellent client and customer experience. You build relationships easily and have a proven track record of leadership and management. You bring commercial awareness, understand how to grow a residential‑focused service portfolio, and are comfortable identifying opportunities across developers, freeholders, RMCs, and professional partners.

The Role

As a Regional Manager, you will be responsible for leading all operational teams based in the Northern Office, ensuring high‑quality delivery across Surveying, Facilities Management, and Residential & Block Management. You will oversee performance, compliance, client relationships, and team development while working closely with internal departments. You will also support the expansion of the Northern Region by developing new relationships, nurturing leads, and progressing growth opportunities in partnership with the Chief Business Development Officer.

Key Responsibilities

  • Lead, manage, and develop the Northern operational teams, including Surveying, Facilities, and Residential & Block Management
  • Provide strategic oversight of all services delivered from the Northern Office
  • Manage a diverse portfolio of residential and block developments, including new builds, purpose‑built, and converted properties
  • Conduct site visits as required
  • Produce and report departmental KPIs on a monthly basis
  • Organise and attend client and resident meetings regularly, including AGMs and Directors’ meetings
  • Ensure high standards of customer service are consistently delivered
  • Oversee responses to customer complaints in line with company procedures
  • Ensure Section 20 consultation processes are managed effectively where required
  • Review inspection and health & safety reports and coordinate remedial actions
  • Ensure compliance notices and improvement actions are appropriately managed
  • Prepare and manage service charge budgets, year-end accounts, funding levels, reconciliations, and credit control
  • Maintain awareness of industry developments, legislation, and best practice
  • Work with the Chief Business Development Officer to progress regional growth opportunities
  • Maintain oversight of new business leads, ensuring timely follow‑up and accurate reporting
  • Represent the Northern Region at internal strategy meetings and contribute to group‑wide service development
  • Build strong relationships with developers, clients, and professional partners to support the expansion of residential and facilities services

What We’re Looking For

  • TP1 or equivalent qualification
  • Proven experience in residential and block management
  • Experience overseeing multiple service lines (e.g., surveying, facilities, or operational residential services)
  • Strong leadership and people management skills
  • Strong communication, relationship-building, and stakeholder management skills
  • Commercial awareness and confidence supporting regional growth activity
  • Highly organised with excellent attention to detail
  • Proficient in Microsoft Office and property management systems
  • Ability to work under pressure and manage multiple priorities
  • Full UK Driving Licence and willingness to travel as required
