As we continue to grow, an exciting opportunity has arisen for a Property Inspector to join our busy team at our offices in Leeds.

This rewarding role will require someone with a keen eye for details as they will be inspecting a range of properties across the company’s portfolio to ensure these buildings adhere to regulatory and statutory requirements, company policies and compliance frameworks.

Your responsibilities will include:

Undertaking detailed property inspections on a quarterly/six monthly basis, considering all internal and external aspects of the property
Detailed inspection reports, recording outcomes, proposals of next steps, and timescales for completion of works.
Liaising with the Property Management team in relation to any inspection issues you have raised.
Undertaking other general property checks such as meter readings, checking the operation of fire doors, checking emergency lights, bin stores, gardens, drives, lifts and electronic gates and ensuring they are operational.
Diary management.
Actively promoting a safe working culture and compliance with all relevant Health and Safety and other statutory requirements

It is essential for this role that you are able to drive, so a full, clean UK driving licence is a must. Our properties are located throughout the UK, therefore, there will be a requirement to spend nights away, sometimes for several days at a time.

The ideal candidate will hold a NEBOSH General Certificate or similar, although training will be provided. A proven track record of monitoring risk and health & safety compliance would be preferred, as would experience carrying out property inspections within a housing environment

As we continue to grow, an exciting opportunity has arisen for an experienced Lettings Negotiator to join our increasingly busy team!

Reporting to the Chief Operating Officer, you will be providing exemplary levels of customer service for our clients and customers. You will manage all aspects of the lettings process, obtaining property valuations and managing property inspections, reporting maintenance issues of properties and managing databases, along with general administration.

Other duties will include, but are not limited to:

Property inspections
Liaising with and updating landlords regularly
Property valuations prior to marketing
Offer negotiation
Cross-selling departments
KPI reporting
Ensuring the company’s adherence to all relevant legislation
Property auditing and compliance, including gas safety, portable appliance testing and smoke detectors
Overseeing all aspects of a new tenancy, including document preparation, referencing, check in/out, and receipt of all necessary funds
Assistance with any maintenance issues that arise

Confidence will be key, as you will need to be effective in managing the needs and expectations of our clients, as well as negotiating offers and rent increases with agents and landlords.

Candidates will be well-presented and self-motivated. A real team player, you will possess emphatic interpersonal and communication skills. You’ll also be very well experienced with IT, namely Microsoft Office.

To be considered for the role, you must have previous experience in Lettings & Property Management, with a full understanding of the lettings process. This includes legal procedures as well as our company terms and conditions of business. Flexibility in your role will be important, as some overnight stays may be required for properties that are further afield. A full, clean driving licence is essential.

As we continue to grow an exciting opportunity has arisen for a Corporate Service Charge Accountant to join our busy team in our Eastwood Office in Essex.

Applicants must be either ACA, ACCA or CIMA qualified, preferably with previous Service Charge experience. Along with sound commercial understanding, you must possess excellent communication skills and an exceptional knowledge of Microsoft Excel.

This opportunity offers the chance for a team player to assist and support the Head of the Service Charge Department in continuing to develop an already experienced team and working together to achieve Corporate KPI targets. This role requires a self-motivated, driven professional with the skills to manage multiple projects whilst working meticulously to strict deadlines.

Reporting to the Group Financial Controller you will have the following responsibilities:

Prepare Service Charge budgets and actively working alongside the property Management Department to ensure that these are realistic, effective, and distributed in a timely manner to achieve KPI targets.
Input budgets onto the database ensuring charges are applied correctly and apportionments agree.
Assist Property Managers with account queries and budget preparation.
Prepare the weekly budget report for distribution to DOO and GFC
Prepare the monthly periodics report for the Corporate Department.
Prepare the monthly Corporate KPI reports for the Service Charge Department.
Raise periodic Service Charge demands and recharges as required.
Assist with ad-hoc projects as required.
Prepare Service Charge accounts for the managed property portfolio to include:
- Analysis of income and expenditure
- Accruals and prepayments where necessary
- Review and analysis of the Service Charge budget to actual expenditure and prior year performance.
- Liaising with the Property Managers and external accountants to ensure accounts are complete, queries resolved and issued in a timely manner to achieve Corporate KPI targets.
